Kane Constructions was engaged by Levande and GRC Quantity Surveyors to Design and Construct 51 retirement living apartments at Pine Lakes Village, Elanora, on the Gold Coast.

The project involved:

  • Construction of a basement car park
  • Development of 51 apartments across three storeys
  • Extensive external works
  • Upgrade of the village’s entry road, watermain, and stormwater system

Key challenges included managing basement dewatering and retention, given the proximity to Pine Lake, which was affected by tidal fluctuations. The team utilised a sheet pile retention system to manage groundwater and employed a mobile conveyor system to efficiently backfill the void between the sheet piles and retaining wall, ensuring improved site safety and efficiency.

Additional complexities included delivering the project within a live retirement community. The team implemented a comprehensive Traffic Management Plan to ensure safe delivery of materials and operations, while fostering positive relationships with residents. A dedicated traffic controller played a critical role, particularly during the road upgrade, ensuring the safety of all involved.

Throughout the project, Kane presented cost-effective alternatives to the client, resulting in significant savings. These value-driven approaches helped ensure the project was delivered on time, within budget, and to the highest quality standards.
