Kane Constructions QLD was engaged under a Design & Construct contract to deliver the Stage 2 works at Villanova College, located at Coorparoo in Brisbane’s south.
The project works included the reconfiguration and refurbishment of three new classrooms within an existing wing of the school to create contemporary teaching and learning spaces referred to as Dynamic Learning Spaces. Works were delivered over three separable portions.
Separable Portion 1 involved the complete internal demolition of the O’Donnell building and the construction of new classrooms across three levels. Works included new services, including electrical, comms, security, AV, mechanical and hydraulic, new aluminium glazed windows and doors, podium seating on all three levels, and locker spaces.
Separable Portion 2 involved the complete internal demolition of the ground floor arts building, and the construction of two new art classrooms, one drama classroom, and two teacher rooms including a computer/IT room.
Separable Portion 3 consisted of the good counsel refurbishment involving the complete internal demolition of the ground floor good counsel building, and the construction of new classrooms to match Separable Portion 1.
Works included the fire services upgrades for the site.
Given the works were undertaken within the existing and operational school environment, Kane implemented embargo hours for deliveries and noisy works to ensure there was no disruption to pick-up and drop-off times.
To mitigate concerns with the operational playground adjacent to the site, Kane constructed additional height hoarding to segregate students and workers of the site, this worked successfully.
Kane managed challenging design details and simplified construction and improved cost efficiencies. All whilst maintaining the original design intent. This process included revisiting the fire hydrant run to limit the amount of concrete removal and also the reinstatement of operational school trafficable areas.
Works were delivered in April 2021.
